Much to my surprise I have been told by my mortgage broker that my lawyer is not on the Handelsbanken Solicitor panel. How can I be sure that this is correct?
The first thing you need to do is to contact your lawyer directly. It is reasonable to expect your lawyer to advise you what has happened. If they are not on the panel they may recommend you to a firm that is on the conveyancing panel for Handelsbanken.
Our solicitor has requested from me personal identification documents saying that this is part of his retainer as a solicitor on the Handelsbanken Conveyancing panel. Can this be correct?
Due to Money Laundering Regulations your conveyancing lawyer is duty bound to confirm positively your identification when entering into a business relationship with you. It is a criminal offense if your lawyer not do this. If you do not provide ID early in the transaction the solicitor must refuse to act for you. It’s unlikely a lawyer will turn you away if you come to the first meeting without relevant ID but you will have to produce it at some point so you might as well bring it with you to the initial meeting so the lawyer can tick the ID verification box and start sorting out the conveyancing straight away. Do I need to attend the offices of the Handelsbanken conveyancing panel solicitor to execute the legal charge? If so, I will instruct a firm who offer conveyancing in Bristol

Most conveyancing panel lawyers for Handelsbanken undertake all of the work via the post, internet or over the phone. I am due to exchange contracts on my flat. I had a double glazing fitted in month 2010 but did not receive a FENSA certificate or Building Regulation Certificate. My buyer's lender, Handelsbanken are being difficult. The solicitor who is on the Handelsbanken conveyancing panel is saying indemnity insurance will be fine but Handelsbanken are insisting on a building regulation certificate. Why do Handelsbanken have a conveyancing panel of they don’t accept advice from them?
It is probably the case that Handelsbanken have referred the matter to their valuer. The reason why Handelsbanken may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
I have instructed a lawyer having made sure that they are on the Handelsbanken conveyancing panel. Does my lawyer arrange the survey of the property?

I've digested plenty of mortgage guides,I note that it is considered advisable to get your house surveyed prior to buying it. When I asked my solicitor - who is on the Handelsbanken conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. is that correct?
Handelsbanken will need an independent valuation of the property. Your lawyer will not arrange this. Usually Handelsbanken will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey.
You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Handelsbanken you could contact your them to see if they have a list of approved surveyors.
