My mortgage broker has asked me for my lawyer’ panel member for the NRAM Ltd conveyancing panel. Can you suggest how I find this out. I have contacted my local NRAM Ltd branch but they have not got back to me yet.
You are best placed to get this information from your conveyancing lawyer. They should have a central record lender panel numbers including the NRAM Ltd panel reference.
Please assist. My lawyer is not to blame but, my purchase conveyancing has been going on for months. The Local Authority Search from NRAM Ltd was issued random date and we have agreed a date for me to move into the property on 6. My solicitor informs me that as she is on the NRAM Ltd conveyancing panel she needs to redo the searches as they are now out of date.
One of the many conditions to being on the NRAM Ltd approved panel is to comply with the CML Handbook Part 2 obligations (last updated for this lender on NRAM Ltd)which states that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to NRAM Ltd.

Leaving aside the complexities and merits of DIY conveyancing you will have to appoint a solicitor on the NRAM Ltd conveyancing panel to look after their interests. Most people therefore find it easier to let the solicitor act for them and the lender. Furthermore there is minimal cost savings to made in you doing to conveyancing for yourself and another lawyer conducting the conveyancing for the lender. Do conveyancing solicitors on the NRAM Ltd conveyancing panel work on a no move no charge basis?
In the main there are no requirements by lenders for their firms to operate on a no-sale-no-fee basis. There a small number of lenders who operate a very restricted conveyancing panel managed by a third party company (often termed in the industry as a ‘gatekeeper’). That third party may impose certain conditions such as non-sale-no fee on the panel firms. If you require this as a condition of your conveyancing then you should check with the conveyancing firm that this is part of their package
I previously instructed online conveyancers based in Bristol who are on the NRAM Ltd solicitor panel. They have just invoiced me a separate fee of £150 for dealing with the NRAM Ltd mortgage. Is this an additional conveyancing fee specified by NRAM Ltd?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by NRAM Ltd but by your lawyers. Some firms on the NRAM Ltd will charge an ‘acting for lender’ fee but plenty of firms include it on their overall fee.
We have agreed a price on a house I spoke to a solicitor previously used by my dad and he advised retaining a property lawyers approved by NRAM Ltd. The estate agent recommended two local firms so I asked NRAM Ltd if the 2 suggested solicitors are approved, which they are not. NRAM Ltd pointed out that either firm can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of NRAM Ltd 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.
Ask NRAM Ltd to suggest a law firm in your location. Lenders have them all over the country. You can also use our search tool at the top of this page to search for a lawyer on the NRAM Ltd conveyancing panel based on location. If you particularly like the sound of one of the local lawyers that you have spoken to ask them if they would go onto NRAM Ltd conveyancing panel as it may only take about 2-3 weeks. As long as they meet NRAM Ltd’s requirements it can be a very simple job for the solicitor. Other stuff will be going on in parallel (as you are at an early stage) so it may not delay matters.
