My financial adviser has asked me for my lawyer’ panel reference for the Perenna conveyancing panel. How do I find this out. I have contacted my local Perenna office but they have not responded to me.
You are best placed to get this information from your conveyancing lawyer. A law firm is likely to keep a file or database of lender panel information which would include, if applicable their conveyancing panel details for Perenna.
My partner and I are refinancing our apartment with Perenna. We have a son 19 who lives with us. The solicitor on the Perenna conveyancing panel requested us to identify anyone over the age of 17 other than ourselves who reside at the property. Our lawyer has now e-mailed a document for our son to sign, waiving any legal rights in the event that the flat is forfeited by the lender. I have a couple of concerns (1) Is this document specific to the Perenna conveyancing panel as he did not need to sign this form when we remortgaged 4 years ago (2) Does our son by signing this giving up his rights to inherit the property?
On the face of it your lawyer has done nothing wrong as it is established procedure for any occupier who is aged 17 or over to sign the necessary Consent Form, which is purely to state that any rights he has in the property are postponed and secondary to Perenna .This is solely used to protect the Perenna if the property were re-possessed so that in such circumstances, your son would be legally obliged to leave.
It does not impact your son’s right to inherit the apartment. Please note that if your son were to inherit and the mortgage in favour of Perenna had not been discharged, he would be liable to take over the loan or pay it off, but other than that, there is nothing stopping him from keeping the property in accordance with your will or the rules of intestacy.
Whilst your website is a good idea there are many lawyers listed near Leeds on the Perenna conveyancing panel. It would be a lot more helpful if you could recommend a specific firm on the conveyancing panel for Perenna ?
We do not recommend specific firms as the right firm for you depends on where your priorities lie. For example you may require a local firm with local knowledge or you might be looking for the low cost conveyancing. Before you appoint your lawyer we advise you to speak to two or three of the firms listed to gain comfort as to which one is right for you..
I was supposed to complete on my flat last Thursday. My solicitor is on the Perenna solicitors panel but has moved offices 8 weeks ago and had not advised Perenna of their new address. Perenna is now refusing to release my funds as the information from the solicitors isn't correct.
This is as unusual as it is unlucky. Most lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Perenna branch or your mortgage broker to see if they can help.
I have a mortgage with Perenna. My father has just retired and wants to pay off the mortgage left on the property. After Perenna is paid, I want to transfer the property to my mother's name; How long will it roughly take? Do we need two separate solicitors on the Perenna conveyancing panel? I do not intend to live at the property once the Perenna mortgage is discharged.

will need a solicitor but they need not be on the Perenna conveyancing panel.

to deal with the Land Registry formalities. The only thing you need to
consider is that by selling at an undervalue so ask your lawyer about
the implications. There could be an inheritance tax issue if you die
within 7 years of this. There's no capital gains tax for you as it is

It is not clear whether my mortgage offer obliges me to make sure the lease term for the flat is extended prior to the completion date . I have telephoned Perenna on various occasions and was told they are content with the situation and they would lend. Your lawyer has to follow the CML Handbook Part 2 requirements for Perenna. Unless your lawyer obtains specific confirmation in writing that Perenna will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Perenna to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
After shopping around on the internet I have found a solicitor having made sure that they are on the Perenna conveyancing panel. Does my lawyer arrange the survey of the property?

I've digested plenty of house buying,I note that they all recommend that you should get your house surveyed prior to buying it. When I asked my solicitor - who is on the Perenna conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. Is that normal?
Perenna will need an independent valuation of the property. Your lawyer will not arrange this. Usually Perenna will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey.
You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Perenna you could contact your them to see if they have a list of approved surveyors.
